Qualifications: Minimum of one year of service in mechanical/automotive repair, or industrial machine repair such as brake press punch, hear, welder repair, or installing indoor maintaining electrical service in an industrial plant or machinery application. Must be able to lift 100lbs, ability to climb ladders and stairs. Must be able to read and understand simple equipment repair manuals, and schematics.   Job Function: The Maintenance Mechanic must be dedicated to the timely repair and preventative maintenance of all the plant equipment and facilities including everything from clogged drains and spent light bulbs to malfunctioning brake presses and forklifts. During a wheel watch, you must maintain a steady course, properly execute all rudder orders and communicate utilizing navigational terms relating to heading and steering. As a day worker, you will perform general maintenance, repair, sanitation and upkeep of material, equipment, and areas in the Deck Department. The incumbent performs maintenance such as chipping, scraping, soundings, priming, painting and/or cleaning of the ship’s hull, decks, superstructure, cargo gear, smokestack, lifeboats, rescue boats and/or life rafts, and emergency and damage control gear. Responsible for learning the location and use of emergency equipment, lifesaving equipment, damage control equipment, and safety equipment. Able Seaman performs all operations connected with the launching of life saving equipment and makes security inspections of the ships. Also performs other duties within the scope of the position.

The Maintenance Technician II performs maintenance functions in the community, including rental units, residential common areas, offices, grounds, and parking lots. The role requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership objectives. The Maintenance Technician requires a strong skill set in the maintenance trade and will guide the Maintenance Technician I. This position is successful when all work orders are getting done correctly and vacant units are getting ready within the standard protocol time with the company.   Duties  Diagnose and make repairs in such areas as but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electricals, plumbing and HVAC. Complete Assigned Service requests and repairs consistent with company procedures. Assist in preparing vacant apartments for market-ready status in accordance with company standards.  Perform maintenance service orders associated with preventive maintenance programs, building and safety inspections, and annual unit inspections. Maintain Grounds and curb appeal through snow removal, landscaping, and trash management activities.  Be available for on-call activity during off hours and emergency based on predetermined schedules and needs.   Minimum Qualifications and Requirements:  High school diploma or GED with 3 or more years of related experience or an advanced degree with a minimum of 5 years of related experience knowledge of facilities management standards, concepts, practices, procedures, and policies with the ability to apply them Knowledge of electrical, carpentry plumbing, appliances, and HVAC, and Customer service, written communications, oral communications Ability to communicate effectively both orally and in writing. Ability to be flexible and adaptable in various situations.
